This quiet 3-bedroom, 2-bathroom home features:

-Master bedroom: 1 queen bed and smart tv

-2nd bedroom: 1 queen bed located upstairs

-3rd bedroom: 2 twin beds also located upstairs

- 2 full bathrooms, one upstairs and one downstairs

-Fully equipped kitchen with island

-Loft: the loft features a smart tv, a leather couch with ottoman and a chess board.

-The Living area: the living room features an electric fireplace with remote, couch, ottoman and 2 accent chairs.

Outdoor Areas:

-Our outdoor fire pit is complete with 3 chairs and side tables. There are plenty of extra lawn chairs on the deck. We ask that you provide your own wood.

-Our patio is a great place to enjoy the outdoors. Take advantage of the grill (propane provided) for some family meals, and spend the day outside immersed in the greenery.

-With a large table that seats 6, overhanging lights for cool nights, lounge chairs, and a hammock, your Poconos getaway awaits!

Please, no smoking in the house. A $200 smoking fee will be charged.

Parties are prohibited as well as any decorating. We do not allow confetti in the house as well as anything on the walls. A $100 fine will incur.

Wristbands are available at the Welcome Center:

$12.00/pp for ages 3 and up. Wristband purchases are done at the pools and are credit card only. These are daily wristbands, so you'll have access to the pools, mini golf, and be able to canoe or kayak the lake for an enjoyable day. Passes will give you access to all amenities for the day.

Activities are seasonal

-You must be 25 or older to book this property.
-Maximum occupancy includes infants and children and is strictly adhered to
-No more than 4 cars permitted and they must be parked in the driveway. There is no street parking
-Guest must purchase their own amenity passes from the welcome center. They are $12 pp/pd for everyone 3 and up

**Pet Policy
This property allows 1 dog with a $100 pet fee.
Only Service dogs are excluded from this fee NOT ESA's.

Service Animals & ESAs (Emotional Support Animals)
We gladly welcome service dogs as defined by the ADA. These are dogs individually trained to perform tasks for people with disabilities. Under federal and Pennsylvania law, they are permitted in all public spaces, including this listing.
Please note:
• You are not required to show certification, but the dog must be under control at all times.
• We may ask if the dog is required due to a disability and what task it has been trained to perform (as allowed by law).
Emotional Support Animals (ESAs) are not covered by the ADA for public access. While ESAs are protected under the Fair Housing Act, they are not automatically allowed in short-term vacation rentals unless permitted by the host.

Please Note: This home is located in a secured, gated, private community. You will need to fill out a rental contract and agree to the community and house rules. This will need to be completed and signed, (to include the names, ages, addresses and relationships to you for all of your guests) for entrance into the community. This will need to be completed within 72 hours of your arrival or the community will assess a $100 late fee that you will be responsible for. Any violations will be subject to citations from the community and possible eviction from the property. It will be sent to you by our property manager upon booking. You may not exceed the max amount of people allowed and there are no more than 4 cars allowed in the driveway. No other guests can visit the lot while you are there. Items provided in the home to include games, appliances etc. are subject to change without notice.

This home is located in a gated community; you will need to provide me with each guest's name and vehicle 48 hours prior to check-in.

Bookings or responses after the 48 hour grace period will result in a $50 late fee charged by the main office.

To enter the development, you will need to stop into the welcome center with your drivers license and vehicle registration to get a pass for your stay.
